Here 7812 for regulating for 12v dc from source voltage. Then supply to pir sesor ( which detect human motivity ) . Sensor has 3 terminal +B , GND, O/P . The O/P voltage is 3.3v . The 3.3v is given to transistor base trough a resistor 2K7 ohems . Transistor emitter is GND. The collector of Transistor is connect to relay and another point of relay gets 12v from ckt.
So when sensor see a Human activity he out 3.3v and transistor get on the relay.
You can use this so many purpose like automatic door open close, Alarm, or many more.
In this sensor have two preset first is distance adjustment and second is delay time adjustment
